Okay... so one of my house is on the market... thought I'll post it on here to increase the chances of it getting sold =P
Its brand new... never been lived in...
If it doesnt sell within a month.... I'm going to take it off the market... complete it (air con, landscaping etc) and then rent it out

Other then that nice / decent sized house.

Interesting patterns and definetly more of a personal touch if you're only going to rent out or either sell later on.
Meh i like neutral colours :p

It may assist the sale to mention who built the house, what the house type is (design) etc.. Just a suggestion :)

hahaha... interior was done by my misus... lol... cant argue too much there man... what she wants she gets...!!!

Those patterns on the walls are just stickers... you can take em off without damaging the paint... saw them at a stand in one of the shopping centres...

House was built by Affordable Livings (Finished July 2010)... house plan design is called the MGM... did some adjustments to the actual plan... like the slim windows at the front were done as an extra... theres a store room area in the garage... jus extras here n there were done during pre-start...
but yeah... anything else... jus ask me or give Craig (the agent) a call...

okay... as of tomorrow... house is having its last price drop to $375,000... contract with the agent expires on 28th of Feb... if it doesnt sell by then.. i'm going to complete it and have it as an investment property...
tell whoever you know... its perfect for first homebuyers... investers or someone who wants a new house but cant be fucked building...
will give spotter fee if house is successfully sold...

my agent Craig is really good man... we're both amazed that it hasnt sold yet... would of sold in 3 days of it going on the market but the buyers finance fell through..

hardcourts rockingham on foreshore (next to baskins/robbins) names grant robinson. sold my place over christmas and got more than i asked for during nego.... he also had a second offer ready if 1st buyers finance fell over... absolute chanmp to deal with and worked his arse off even when in hospital... had 3 home opens and all ending with offers (although stupid) still got pen on paper.... its buyers market atm so be ready for stupid offers...

yeah... with ray white... i had to pay the vpa upfront... so gonna stick with them with the contract expires...

From my experience investors usually prefer a complete home with the skirtings, a/c, etc etc - something that is quite literally ready to put a tenant in without works required.
This would be perfect for a first or second home buyer though, and as it's advertised under $400k I don't thínk you will have too much trouble moving it.

fingers crossed!!! its already been on the market for like 3 weeks now...
After 3 months, revisit your strategy. 90 days is NORMAL in the current climate.
