As above, looking for someone to take over my lease. Address is 82 Challis Rd, Seville Grove .
Leased until December, GREAT landlord, let me know if anyone is keen.

Oh, silly me. $400 per week, and I'll pay your first weeks rent for you.
Fuck I'm a nice guy. No idea how much its going to cost to break the least, so figured this has to be cheaper!

My memory is a bit hazy but the agent has to readvertise at the same price and you have to keep paying rent until its re-leased, plus all advertising costs and a re-letting fee (which is like a week or 2 weeks rent).
Just be aware that you can't sublet your lease without the permission of the landlord. And that can be a mind fuck because you are then responsible for the new tenants and any claims they make go through you, then you go to the agent - I'm not sure its something I'd want to take on.

But if he can find a new tenant then it will reduce his costs in advertising and the extended time of waiting correct?

The agent can accept this, but is not obliged to - they may not like the new tenant.
If it was a periodic lease, then it'd be 21 days notice and gone.

I believe it is up to Cliff to find a new tenant once he has lett he reale state agent know, but the real estate agent still has to approve the tenant. Then the new tenants take over the bond etc. I have taken over a lease before and this is what appeared to happen.
